Initial Consultation and Proposal
A Pezzo Bello Interiors consultant will meet with you and discuss your goals and expectations, and how to receive the maximum return on investment for your home improvement dollars. We will go over our 8-step, home staging process while walking through the home as a buyer would and gathering those all-important "first impressions." If time allows we will visually give you a quick demonstration of the difference home staging makes, by transforming a room of your home, and giving you the photos to use in your marketing efforts. We will end with a proposal based upon the amount of work needed in order to gain a speedy sale and the highest dollar amount for your home. After the proposal is agreed upon and signed, a 50% deposit for estimated services will be due, and dates for service and completion will be set. The remainder of fees (except third party billing) will be due upon completion of your project.
"Top Ten" Priority Report
After our initial consultation we can provide the "Top Ten" Priority Report. This is for homes that are well on their way to being staged and just need a little extra direction. This customized report focuses on the ten most important things the seller should do right away to increase the value of their home and obtain a faster sale.
Half Day of Home Staging or Interior ReDesign
This service is for those homes that just need a little extra attention and expertise, or are less than 2000 square feet. We will begin working from our 8-step Action Plan that we began in the initial consultation to make dramatic transformations to the main areas of the home. We will bring in accessories in order to complete the look of each room, take great photos for your agents marketing efforts, and give you a visual of what items may need to be purchased to complete the staging as shown. This process will take approximately 4 hours to complete.
Full Day of Home Staging or Interior ReDesign
This staging service is for those homes that need a little more attention and expertise, or are over 2000 square feet. We will spend a full day (usually 6-8 hours) making dramatic transformations to your home. You won't believe the difference a day can make! You'll walk away with a show-ready home, photos for your agents marketing efforts, and visuals of purchase you can make to complete the look.
Completed Action Plan and "Do-It-Yourself" Guides
Pezzo Bello Interiors can add a completed 10-page Action Plan to any of the above Staging Days in order to complete the look yourself. We'll take an extra hour going through the home with your and filling out our Action Plan. We'll also email you "Do-It-Yourself" guides for projects that will make a dramatic difference in the value of your home.
"Do-It-Yourself" Manual
After our initial consultation, Pezzo Bello Interiors can offer the "Do-It-Yourself" (DIY) Manual. It is an extensive 30 page report detailing all of the actions we would take to transform your home as well as tips and tricks from the pros. We give you the expertise so you can supply the energy and take the time to do improvements and staging yourself.
New Listing or Open House Staging Weekend (Includes Completed Action Plan)
This service is perfect for the house that is just about to go onto the market or have an Open House in order to make a great first impression! We will spend two full days prior to that weekend transforming the house into a buyers dream. We will work from a detailed Action Plan that will be given to the home seller in order to complete the transformation for further staging, if needed, at the end of the session.
Vacant Home Staging
If your home is vacant or sparsely furnished this service is for you. It includes consultation, supervision of furniture delivery and placement, staging and de-staging. To begin a Pezzo Bello Interiors consultant will meet with you and your real estate agent to review the home and go over the process. We will work with you to determine your budget and get the best possible price for all the rental furniture and home accessories needed. We will be responsible for delivery, acceptance and placement of all rental items that will create a warm and inviting home. Once staging is complete, we will provide you with gorgeous "after" photos. When your home is sold we will de-stage the home and coordinate the furniture pick-up. All of this keeps you from the stress of another move and puts your home in the best possible position to sell. We will transform your empty property into a warm and inviting home. The price for this service varies depending on the size of the home and the rental items required.
